Well....I was out of town when it happened. My sixth day there, wifey called and said 'guess what happened?' - never good.

She had gone home from work to feed puppy her lunch and just before leaving heard a loud rumble coming from the water heater. On opening the heater cabinet, heard a 'sizzle'. A flashlight showed the heater was leaking.

She had already called a maintenance man from one of the housing complexes she used to manage and he shut off the gas and water. He also told her of a good plumber they used and had good service from. So she called them and they were there in twenty minutes. The only thing I could tell her was to have them install a good quality one.

The old heater was too wide for the cabinet door, so they removed the door and trim in order to get it out. I don't remember how we did it last time since it was fifteen years ago.

While they were working, she went to our master bathroom and found about six square feet of the carpet and the bath floor flooded. There went going back to work for the afternoon. She put down towels and stomped as much of the water out of the carpet as she could and mopped and dried the floor. For all of this fun she wrote out a check for $689.00.

I came home to a torn up corner of my newly painted kitchen. I went to Lowe's yesterday and bought the lumber to replace the jam and trim on the cabinet and a quart of paint (there wasn't enough left from painting the kitchen). I'll be able to save the door.

This morning and part of the afternoon, I'll be doing that repair before grilling my baby back ribs outside.

We were lucky in one sense. If she hadn't gone home to fill the puppy's tummy, it could have flooded the bedroom and the new wood floor in the kitchen.

I've said this before, but the joy of home ownership isn't always joy.

I'm glad I wasn't there. I got to drink coffee with my buddies while she ran around in a frenzy.

    lordy be! it's funny how things happen, like they are meant to be. great save, perfect timing....your wife is a trooper! but i am glad to read that your wood floor is ok.  sorry for the redo, hate that for you.

    at least you know if things go wrong that your wife can handle it.

    you need to get her a card and ....? women like that! *smile*

    just like a man to be sitting with buddies, drinking coffee and shooting the shit. when the lady of the house is .... lol just kidding, i know it bothered you, you post it!

    Most of our household emergencies have occurred while hubby was out of town. Hot water heaters, storms that flooded the house, furnaces that stopped working, and the list goes on. Somehow I always lived through it but I did wonder how the husband planned it so well. I suspect your wife did the same. Now get to fixing! (15 years isn't bad for a Hot Water heater.)

    I've often thought that owning a home was only very marginally better than renting.  You do get the say in how things look or go, but you also have the responsibility when things go wrong.  Lucky you, getting to sip coffee instead of supervising the new water heater installation!

    memy- Lucky for me, she has learned much from her job. I think she could take care of pretty much anything. The last time something like this happened it was a burst pipe to the washing machine. She saved the pantry and den from being flooded.

    woman- We men do have a knack for avoiding emergencies. I've noticed that. And it comes from no small amount of practice. In today's world, I agree that fifteen years is a long time for anything to work.

    unique- I've written before that my grandfather and two uncles always insisted on renting. I'm still trying to figure out who was right, them or a homeowner. I have a feeling that in retirement the homeowner comes out on top - if taxes and insurance aren't too high.

    I had two major water problems as well.
    Last month, one after the other one.
    I thought someone jinxed...lol..

    First a hole in the heater tank and then a leak in the kitchen sink ..
    I had water everywhere.

    All i had to do had been calling the office and they sent me the maintenance guy ..he fixed the problems without me paying anything,.,.

    You can't beat that....lol..
    Glad your wife took care of the crisis this well.

    You should be proud of her...you coffee guilt free sipper....lo....

    soulgirl- I don't blame you a bit for renting. And by the way, I read an article yesterday on my homepage about best places to retire in the world and Italy was among the top five. They named a city which I can't remember where you (or me preferably) could buy a house for around fifteen thousand dollars. I'll try to find that article and ask you about the city.

    beyond - I'm also a renter, like ginger.  I've had my days where I lament not owning my own home but then I hear from a friend that her sump pump went out, or whatever, and I'm quickly over it :)  I'm so sorry to hear that your wife had to deal with the mess :(  I often joke and say I have a water curse.  Every place I've lived I've had water issues/flooding from some sort or another...

    Wow, yeah you definitely dodged that stress factory for that particular point in time at least.  Glad that it was nothing beyond repair, and that it didn't do any further damage.

    frags- Water problems are going to happen to most everyone at one time or another. I'm just glad she was there when we had our worst two. That washing machine I mentioned could have been a major disaster.
