Pardon the silence folks.  I'm being held captive in my own home.  On the upside things are going full tilt.  All the trades people are turning up in droves.  They trip over each other but they co-operate.  Over all it's running smoothly.  The down side is that the crew require my constant attention.  There are always new surprises as we go along and I need to be as present as possible to help resolve the situations.

Three different spots have been where water leakage has caused problems.   There was major damage to the floor and joists beneath the original fridge.  It must have leaked for years.  A section of exterior wall has water damage and rot caused by improperly installed vapor barrier when the host was built.  Aged grout has allowed water to access the wall behind the tile in one of the bathrooms resulting in more rot.  Those spots have all been appropriately repaired.

We now have four bathrooms in some stage of demolition.  The plumbing in the entire house has been replaced.  We've discovered deficiencies in the wiring so the majority of that has been replaced.  Replacing/renewing wiring and plumbing has necessitated the removal of drywall from several walls and ceiling areas.  We'll almost need to redrywall the entire main floor.  I'm glad these things have been discovered now when we're doing renos because each of them could have resulted in major issues later on.

Living in this confusion is a challenge.  It would have been a wise thing to move out of the house while the work is being done.  We didnt forsee they extent of the project until we got into it.

Progress is happening.  The plumbing is completed and has passed inspection.  Wiring will be completed by Tuesday with the inspection planned for Wednesday.  Drywalling the kitchen will be complete by Monday and cabinet installation can begin on Tuesday next.  That should take about a week.  Then the templates can be done for the counter tops with intended installation around the 25th.  The next day the backsplash tile can begin followed by the flooring.  By month end the kitchen should be functional.

While the cabinets are being installed the drywall can go up in the main floor bathroom and it should be ready for tiling about the time the kitchen is finished.  The front porch is well underway and the sidewalk is moving along nicely.  I do believe by the end of September we'll have our home back.

    bot- It seems renovation has three qualities - surprises, taking longer than expected, and costing more than expected. I hope you will be free of at least one of these things.

    There's just nothing like living in a torn up house, is there? But after its over there's a whole different feeling when going home.

    Holy crap botoni!  You are gonna have a whole new house when done.  What a great feeling that will be.. when all the workers are gone...... nobody home and you can take your favorite drink... sit back and say  ahhhhh!  :)  I would sometimes like to do a couple of my rooms over, but fear the same cause my house is 75+ years old too.  I think your post has made my decision final.... I'll wait another 30 years!  LOL

    Dear Bot~I am sending you sooo much sympathy for your chaos. Your house sounds huge,making this an even bigger project. Truthfully, your house makes mine sound more like an unmade bed than a disaster. I am afraid there is nothing to do but live through it and keep your eyes on the prize. I do understand the weary feeling of it going on and on.

    Beyond......My advice to anyone planning on renovating is three phased as well....dont, definately dont and absolutely definately dont.  LOL.  I do believe we have discovered all three of your phases and I'm hoping there arent more.

    Quiet.....There is nothing quite like living through a renovation.  If you have already been to Iceland, done a naked African safari and wrestled in the mud with alligators there is only the renavtion challenge left.  I'm jealous of your 75 year old house....mine is only 35 or so.

    Woman.....I know my house SOUNDS huge.  At 1500 sq ft it really isnt.  Before we started messing with it it had a lot of walls creating much wasted space.  Complain as I will I'm sure I'll appreciate the end result.

    Ginger....It just sounds huge.  On the top floor there is one bathroom to service four small bedrooms.  The main floor had a 1/2 bath and the basement had a 2/4 bath.  In the whirl of insanity I decided it would be a good idea to make two of the bedrooms into one decent sized master bedroom with ensuite.  The main floor bathroom has grown into a room that will have a small Japanese style jacuzzi/hot tub as well as a shower.  The main bath upstairs was disintigrating so it had to be redone.  In the chaos we've ripped out all unnecessary main floor halls giving the appearance and feel of more space.

    Wow...the fact that now you're having all this to go through is horrible.  But think of when it's finished how it's going to look and feel good.
    I couldn't help but have images of the movie  " The Money Pit " as I was reading all this.  I can't even remember the actors in it but the theme was the same I think...people living in a house while it was being renovated.

    I can't even imagine the nightmare-ish parts.  Well...I can, but I don't want to go back to that time during the major parts of what this house put me (us) through.

    Woman.....I've been contemplating posting some pics of the destruction zone.  Gimme a day or two and I'll see what I can come up with.

    Queen....I've pics of every room in the house when we bought it before the furniture was in.  I've been thinking of posting them along with what they look like when they are finished.

    Daily.....I hadn't thought about knocking off a bank yet.  I've been seriously hunting for a sugar daddy that might like to bank roll me.  Know any very wealthy 90 year olds with a heart condition?  One of these days I may do a post about the way I financed this project.

    I'd have been tempted to put a For Sale sign on the front lawn if I'd have run into that many surprises.  But!  It will be nearly a new house when you're done.

    botoni, that's an amazing amount of work you guys are having to do! i'm glad that you're finding it now--but still, that has to be considerably more than you were anticipating! i'm waiting for the pics, like everyone else, of course.
